Driveway Sealcoating Costs in Connecticut 2026
Seven things move a sealcoating price. Every one of them is something we can see on a five-minute walk and none of them can be judged from a phone call.

Heavily oxidised or very porous surfaces sometimes need two, which adds material and labour. Wet edges up A shaded or brook-side edge that holds damp has to dry before it can take sealer. That can mean coming back another day. Apron condition up A broken or plow-cut apron at the street is repair work, not seal work, and it gets priced separately. Shade up A driveway under trees dries slower and oxidises unevenly, which changes both the schedule and the prep.
Long or estate driveways, and any commercial lot, are always measured on site.
What Affects Sealcoating Cost in Connecticut
H3 — Driveway Size
The biggest factor is square footage. More surface means more material and more labor time. We measure every driveway before writing a price. Phone estimates based on “I have a two-car driveway” are not useful because two-car driveways in Connecticut range from 700 square feet to 2,000 square feet depending on how the property was developed and whether aprons, turnarounds, and side extensions are included.
H3 — Surface Condition and Prep Work
A driveway in clean condition — no significant cracking, no oil stains, no edge failures — is the fastest and least expensive to seal. We blow it off, sweep it, apply the sealer, and we are done.
A driveway with significant cracking requires more. We fill every crack with Deery Hot Pour Rubberized Crack Sealer before we apply the top coat. That material has to be heated, applied, and allowed to set. On a driveway with widespread cracking, prep work can take as long as the sealing itself. That labor and material adds cost.
Oil and fuel stains require pressure washing and treatment before sealing. Sealer does not bond properly over petroleum contamination. If the stains are left untreated, the sealer peels off those spots within one season.
The NAPA pavement preservation research documents the relationship between surface prep quality and sealcoating service life — inadequate prep is the leading cause of premature sealcoat failure regardless of sealer quality.
H3 — Number of Coats
Most residential driveways receive one coat. Driveways that are heavily oxidized, have a very porous surface, or have gone many years without sealing sometimes benefit from two coats. A second coat adds material and labor. We recommend two coats only when the surface genuinely needs it.

Fairfield County labor rates run higher than our other three service counties. Remote Litchfield County properties on rural roads add modest mobilization cost. For most properties in Hartford and New Haven Counties, pricing is straightforward.

What You Get for the Price
Every sealcoating job we do includes the following. No add-on fees, no line items that should be standard and are not.
Surface prep: Full blowout with a handheld blower, hand sweep, and pressure washing of oil or stained areas. The surface has to be clean before anything else happens. We do not seal over contamination.
Crack filling: Every crack gets filled with Deery Hot Pour Rubberized Crack Sealer before we apply the top coat. This is not optional. Sealing over open cracks traps water, makes the seal job look good for six months, and fails when the first Connecticut freeze-thaw cycle hits.
Squeegee application: We apply sealer by squeegee, not spray. Squeegee application works the sealer into the surface texture and gives better adhesion than a spray coat. The difference in durability over three to five Connecticut winters is significant.
Edge work: Edges against grass, concrete curbs, Belgian block, and aprons are hand-tooled for clean lines. This is the detail work that separates a sealcoat job that looks sharp from one that looks rushed.

What Typical Sealcoating Projects Cost in Connecticut
The work is not the same job at every size, which is why one rate card does not cover it. This is what changes as the driveway gets bigger.

Heavy cracking or oil contamination moves any of these up. Clean surface and a dry week move them down.
How We Handle Payment
We require a 10 percent deposit when you sign your contract and a materials payment 72 hours after signing so we can order materials and lock your schedule. The remaining balance is due on completion after your walkthrough and approval of the work. If you are not satisfied we do not consider the job complete.

Why Sealcoating Costs More on Some Properties
H3 — The Freeze-Thaw Factor
Connecticut averages 40 to 60 freeze-thaw cycles per year. That cycle count is what makes regular sealcoating non-optional here. It is also what drives prep work costs up on driveways that have gone too long without maintenance. Every winter that passes without sealing opens the surface more. More open surface means more crack filling before we can apply the coat. More crack filling means higher prep cost.
The math works the other way too: a driveway sealed every three to five years stays in clean condition and costs less per sealcoating visit over its lifetime than one sealed every ten years with heavy prep required each time.
H3 — Oil and Fuel Contamination
Connecticut residential driveways see a lot of vehicle leakage. Older vehicles, lawn equipment, snowblowers. Oil contamination does not seal over. It has to be treated and pressure washed before the sealer can bond. Properties with ongoing contamination issues may need this step every time. We are upfront about this on the estimate.

Connecticut skilled labor rates are among the highest in the country. Fairfield County compounds that with a local labor market premium. Most of what you are paying for in a sealcoating job is experienced crew time, not material — the sealer itself is a small fraction of the total cost. Should You Seal or Repair Your Driveway First?
This question comes up on almost every estimate call. Here is the answer.
Sealcoating first makes sense when: The surface is in good to fair condition with minor to moderate surface cracking only. No alligator cracking. No soft spots or base failure. No potholes. In this case we fill the cracks as part of the seal job and the sealcoating adds years of life.
Repair first — then seal: If the driveway has potholes, significant alligator cracking, edge failure, or any base failure, we repair those sections first. Sealing over structural damage does not fix the damage. It covers it for one season, then the problem comes back through the sealer. We will always tell you upfront if repair has to come before the seal.
Not a candidate for sealing: A driveway where more than 40 to 50 percent of the surface is structurally failed is not a sealcoating candidate. At that point we are talking about resurfacing or full replacement. We give you a straight answer on which category your driveway falls into when we come out.
H3 — The Best Time of Year to Seal
Fall is the strongest sealing window in Connecticut. Ground temperatures are still stable, the surface has expanded and contracted all summer, and cracks sit at their widest, so the hot pour sealer seats more completely than it does in cooler spring conditions. Spring and summer both work. Fall just works best.
