What Asphalt Sealcoating Actually Does
Sealcoating is the application of a protective liquid layer over the surface of existing asphalt. The sealer bonds to the top of the pavement and creates a barrier against the four main enemies of asphalt: water, UV rays, vehicle fluids, and freeze-thaw cycling.
We use a commercial-grade coal tar or asphalt emulsion sealer applied by squeegee. The squeegee method gives better coverage and adhesion than spray application. It works the sealer into the surface texture rather than just coating the top. The difference shows up years later when a spray-applied driveway is already showing oxidation and ours still looks sharp.
Before we apply a single drop of sealer, we prep the surface. That means blowing off all debris with a handheld blower, sweeping by hand, and pressure washing where needed. Any cracks get filled with Deery Hot Pour Rubberized Crack Sealer before we seal. We do not sealcoat over open cracks. That just hides the problem and gives water somewhere to pool and penetrate.
After prep, we pour the sealer directly onto the surface and work it across in long, even strokes with the squeegee. Two passes where needed. Edges get hand-tooled for a clean finish against the grass, Belgian block, or concrete border.
Cure time is 24 hours off the surface, 48 hours for full bond. We always schedule around the forecast. Rain within 24 hours will wash fresh sealer before it sets.

Step 2 — We sweep by hand. The blower gets the bulk. The broom gets the fine material the blower misses, especially along edges and in low spots.
Step 3 — We pressure wash any areas with staining, oil spots, or heavy buildup. Oil and fuel stains need to be treated or the sealer will not bond properly over them.
Step 4 — We fill any cracks with Deery Hot Pour Rubberized Crack Sealer. We let it set before we move on. This is non-negotiable on our jobs.
Step 5 — We pour and squeegee the sealer across the surface in long, overlapping strokes. We work section by section so the sealer does not start to skin over before we can spread it.

Step 7 — We barricade the driveway or parking lot and let the customer know 24 hours minimum before driving on it.

What to Expect on Sealcoating Day
Most residential driveways take two to four hours start to finish. Larger driveways and parking lots take longer depending on size and how much crack filling is needed.
We ask that vehicles be moved off the driveway the morning of the job. If you have a garage, clear a path so we can access the full apron. Planters, hoses, and anything else at the driveway edge should be moved back a few feet.
Once we are done, the driveway will be dark, wet-looking, and glossy. That is normal. It will stay off limits for 24 hours minimum. Full cure takes 48 hours. Keep vehicles, bikes, and foot traffic off until we give you the all-clear.
